Do I need Section 8 experience?+

No. The tool does the underwriting for you — HUD rent, estimated market rent, cash flow, and deal score on every listing. You still need to learn local PHA rules and tenant placement, but you don't need to be a Section 8 veteran to find deals.

What markets does this work in?+

Any U.S. market with HUD SAFMR data and active for-sale listings. It shines in Midwest and Southern cities where purchase prices are low and HUD rents are high relative to market — Detroit, Cleveland, Dayton, Birmingham, and similar markets.

Are the cash flow numbers guaranteed?+

No. We estimate cash flow using full HUD SAFMR and assume minimal rehab on move-in-ready listings. Actual numbers vary by property condition, rehab costs, financing, and what your local PHA approves. Always confirm the current payment standard with the housing authority before you make an offer.

Do local housing authorities always pay 100% of SAFMR?+

No. PHAs can set payment standards between 90% and 110% of published SAFMR. Budget, policy, and local conditions vary. Always confirm the current payment standard with the housing authority before you make an offer.

What about utility allowances?+

HUD payment standards include tenant-paid utilities. PHAs subtract a utility allowance before the rent check hits your account. The Deal Calculator lets you toggle common utility deductions. Gross SAFMR is the ceiling — net to you depends on who pays which bills.

What is rent reasonableness?+

Even when SAFMR is high, the PHA won't approve contract rent above what comparable unassisted units rent for in the area. A rough block in a low-rent neighborhood may not get full SAFMR on day one. That's why we flag seller motivation and show the rent gap — but always confirm approved rent with the PHA before you offer.

Can I use this for DSCR loans?+

Many DSCR lenders underwrite on lease income rather than W-2. Section 8 voucher income is government-backed, which some lenders accept when documented through the PHA payment standard. Export a Deal Underwriting Memo from any property to share ratios with your lender — they make the final call, not us.

Where does the listing data come from?+

Live for-sale listings are pulled from RentCast. HUD SAFMR limits come from official FY 2026 small-area data. Days on market and photos may come from additional sources when available. Numbers are for research — verify everything before you close.

Can I cancel anytime?+

Yes. Monthly plans cancel from billing settings whenever you want. You keep access through the end of your billing period. Annual plans run for 12 months; cancel anytime to stop renewal — no refunds on unused months unless required by law.
